What We Do
Introductions, made carefully
We work with homeowners who are considering a sale but prefer, for their own reasons, not to list their home publicly. We help them understand what their home could achieve through a private sale, and, only with their permission, we introduce the property to a small number of qualified builders and private buyers who are actively looking.
That is the whole of it. Caldera Strategies does not buy homes, does not build homes, and does not hold properties of its own. When a sale happens, it happens directly between the owner and the acquiring party, on terms they agree between themselves. Our work is the conversation before it, the evaluation behind it, and the care taken to keep the entire process discreet.
How We Work
Two clients, one standard
Owners trust us with information they have shared with almost no one. Builders trust us not to waste their time with properties that were never really available. Both kinds of trust depend on the same habits: saying plainly what we know, saying just as plainly what we do not, and never letting a possible fee argue louder than a client's interest.
So we turn things down. We turn down owners whose homes would plainly do better on the open market, and we tell them why. We turn down buyers who want an owner's details before they have shown they are serious. A smaller number of well-matched introductions serves everyone better than a long list of speculative ones.
- Privacy before everythingNothing about an owner's home or plans is shared without their explicit approval, in any direction, at any stage.
- Honest numbersEvery evaluation shows its reasoning and names the alternative honestly, including when the alternative is listing publicly without us.
- No pressure, everOwners can pause or end the process at any point. An introduction that has to be pushed is an introduction that should not happen.
